STEVEN, of VIP Almería could not have done more for myself and my wife when we were looking for the property we bought in Mojacar Playa. He was never late for viewings or meetings and first thing he did was he ensured that he found what were our must have features, unlike a couple of the other estate agents who were obviously trying to sell what they had available, regardless of what we were looking for. Our main must have was Mojacar, Steven was the first to show us only properties there and meeting ALL our must have features. Steven is very knowledgeable of the area and the was a font of knowledge and advice with regards the procedures we were facing to complete the purchase and get ourselves registered in Spain and with the local ayuntamiento. I always recommend VIP/Steven to anyone who is looking to buy or sell, and ultimately they have been thankful that they took my advice and have since done the same as I did with them.

Myself and my partner are taking possession of our Spanish property next Friday 26th. VIP is fully responsible for making this dream come through for us. Purchased in Mojacar Playa-couldn’t fault Steven at VIP.His advice was very straightforward and honest and I quickly learnt to trust his guidance on our purchase journey. The range of properties he took us to helped crystallise what was important to us and what was just a “nice to have”. Help and assistance with recommendations on legals (Ana at Salvador)and a Spanish bank account (Cajamar) took a lot of stress away from our purchase. Yo entiendo que los británicos , - que no se enteran de nada , actuan en grupo y solo se creen lo que le diga otro birtánico -, acepten esas exigencias extrañas porque en general, no saben ni sacarse el NIE, aún menos el TIE. <Lo que no entiendo es que le intente endosar a un español sus " servicios" ....... No podemos prestar servicios legales o fiscales en España de ahí la recomendación de hablar con un independiente. En los países donde el sector/profesión está regulado, un profesional debe tener una licencia como la 'NAEA' en el Reino Unido, la 'NAR' en EE. UU. o la 'PSRA' en Irlanda. Cada año, debo completar personalmente 5 exámenes para renovar mi licencia comercial. Me aseguro de trabajar dentro de mi función asignada como corredor/intermediario de ventas. This real estate agent killed a possible quick sale for a house in Huerta Nueva (Los Gallardos). He wanted to convince and believe that as buyer I need a lawyer (€ 1.800,-) as representation to buy the house. He got clearly stuck and annoyed when I asked reference to the law makes that mandatory. It seems he play this game often and was convinced he had another foreigner as easy victim for this scam. This is a scam because there is at the moment no Law that makes it mandatory! Then he turned the argument THAT HE will not sell to anybody without Legal representation (most probably his legal services). At this point I had enough of this V.I.P. Almeria S.L. and stopped the call. We know very well how real estate transactions work in Spain. So, it is clear he only represent is own wallet and not the seller who put their confidence in a agent to represent their interest to the maximum. His response following confirms this! They push and want to sell lawyer services (commision for him) checking all kind of stuff as security for the buyer. Some is work as agent for the seller and some are checked by the notary before the house can be transferred to the for what is protected by law. If the agent give false info about the property he could be liable under Spanish Law. He´s not API or GIPE member in Spain (they only 2 recognized independent Spanish Associations, who register you as Agent and control you on quality in the Spanish real estate business). His AIPP logo is not part of the above legal Spanish Associations but something British. THEIR RESPONSE UNDER: "As a registered agency that is a S.L that is registered in the mercantile of Almeria for its sole activity which are property sales." --> Their S.L. is justa kind of Ltd. with real estate activities. This doesn´t give any security, quality or even ask for any real estate knowledge, history or work ethics like API or GIPE do! Let me say this we can act quickly because no mortgage needed and we live not so far from the location. But they were never interested in our situation or background and killed a possible quick sale. This is just another COWBOY who like to grab as much as possible for himself, what seems more important than the interest of his customer (the seller). Just read their whole self-centered family "success" story on their website what says enough. None of that content has anything to do being an agent or an legal entity (person) like an S.L. as it is. If you need an agent to sell your property and want a professional and well behaved representation look for an API or GIPE associated agent who does not try to sell b*lls*t and put your interest first. A good agent knows when he serves his customer well and beyond his reward will be accordingly. THEIR RESPONSE UNDER: "Looking at the other reviews elsewhere, it is plain to see that this person is unkind in wording and clearly unhappy." --> I give only reviews when I am served as bad as with this company and try to warn others without the knowledge for the risk of getting scammed by this company. Am I clearly unhappy? Your guess but I don´t need to make my private family life and history a part of my Companies <About Us> or do I need to put every stage of a sale -> contract -> transport property public. But most of all I don´t need to scam people to be more than happy and satisfied. ***But I´m happy to see VIP Almeria change the website, even after criticism in their response. So, you agree with that part. PEOPLE! "AIPP regulated" has nothing to do with Spanish mercantil or Law. AIPP is a UK based organisation! CIPS & National Association of REALTORS iare USA based organisations! So, don´t get confused if it is mentioned in "1" sentence with Spanish Mercantil! API or GIPE Spanish based and regulated by Spanish Law. Note: The other 5* reviews are a mystery to me. Someone give a 1* and he ask an explanation, but with a 5* he doesn´t. Both are interesting to know.

Dear Ron, I have just returned from Annual leave and see this review hence the response. You telephoned the office and spoke to a native Spanish speaking reception member who was clearly confused by your aggressive questioning for the 1 minute 12 seconds (which like yourself English wasn't his first language) and asked for you to please send an email for answers to your questions as he worked at front of office. I did stop a meeting to take the your call to assist which was the final 20 to 30 seconds of the phone call and you asked the question "where is it in law that i have to have a legal representative" i answered that is is recommended to have independent legal counsel and WE do not offer this service as we represent the seller. If you have no experience of the procedure, surely common sense would be to have a a professional member of the law society to oversee your purchase giving the amount of money being spent. I also confirmed that your legal would handle the deposits in escrow. It was at this point that you asked if this "was a legal requirement" and I stated our company policy is not to sell to any declared interested parties without the means of making an informed decision of an INDEPENDENT counsel for due diligence. It was at this point that you hung up. You cold called the office and did not ask to speak with the listing agent until the final half minute so there is hardly enough time to be able to manage expectations if what you say in your review was to buy as all you seemed concerned with was avoiding paying legal fees if you bought a house. For the benefit of anyone reading this review, a sales agent job is to compile the property paperwork and check the file prior to advertising online, for the purpose of generating a qualified buyer for the vendor who upon a successful sales completion at notary pays the agent their fee. At no stage from induction to sale completion is a buyer charged for any services from the agency. An independent lawyer will help to inform you about possible problems and issues, and protect you from future problems with your new home. Your lawyer will conduct relevant searches such as the Degree218, check license's and ensure the property has been built legally without any legal claims on the property from a third party. The property is free of debts, encumbrances, charges, and is up to date in all its payments. Title deeds are properly executed. Local council documents are transferred. Taxes and costs to be paid in the transaction are correct. Other essential requirements such as the application for NIE number (identification number for foreigners), are taken care of. Electricity, water, community of owners if applicable, rubbish collection and rates can set up by direct debit. All information is clearly on the website to ensure people can make an informed decision: https://www.vipalmeria.com/buying-procedure.html When making a purchase of such value, i do not see how spending approx. 1800 Euros on a legal professional to act in your interests.
