They entered the apartment when sleeping without any permission + not giving back the deposit. Be very careful…. UPDATED ANSWER TO THE REPLY BELOW: Looks like there is a lot of “Fake Reviews” then. Maybe other people commenting here are also saying lies…but unfortunately not. The landlord entered the apartment without permission to check the Water/gas meter. This is a fact and you have to accept your wrongs. Maybe you were not aware, maybe it’s not your duty but you claim to be “mediating” then how can you not take those actions seriously. The worst is not you not knowing or the landlord entering but it is the way you deal with it and your communication. Entering the apartment without consent is serious abuse.

Hello Jade, we deeply regret receiving a false negative review, given that we are a real estate agency dedicated to mediating between tenants and landlords and we do not hold any money or deposits. Furthermore, you are not the person with whom we managed the mediation of the rental process. We understand from your surname that you are a relative of Jana, who has already left her review and to whom we have already responded. As we have informed her, the property to which Jana rented the house deducted the cost of painting and cleaning (with invoices issued and sent to justify these deductions). On the other hand, the cost of a pillow was deducted, which we fought for and managed to get removed from the deduction and refunded to her, as we did not consider it fair. In addition, we insisted to the property owner on numerous occasions following Jana's requests until we obtained permission to share her contact information with her so that they could discuss the matter. Similarly, we never enter any apartment without the tenant being present or without written authorization to enter the apartment for any maintenance work that we offer altruistically to our students. We hope that Jana can reach an agreement with the owner of the property and that you will consider whether the review you have posted is directed at the right person, being as fair as the justice you demand. Aluciné con ellos desde el primer día. Vinieron a ver el piso rápidamente, me hicieron un reportaje fotográfico y un vídeo con estabilizador, me orientaron sobre el posible precio de alquiler (acertaron), colgaron el anuncio en internet esa misma tarde…y han hecho todas las visitas que les han salido con los posibles inquilinos por mi. Su atención es exquisita, la comunicación conmigo rápida. Y se prestan a ayudarme en todo lo que sea. Cuánto cuesta encontrarse con gente así… Mención especial a María, la persona que me ha ayudado en todo este proceso: no puede ser más diligente, educada, dispuesta, rápida…. Una joya, vaya. At first, I thought I had a good experience, but DO NOT RENT AN APARTMENT WITH STUDENT HOUSES. At the end of my stay, the owner refused to return my full deposit, even though I left the apartment in good condition. I never had direct contact with the owner, Javier Santos Galindo, but had to communicate through Student Houses. Javier Santos Galindo is an unethical landlord. Since I could not reach him, I had to deal with Ines Chaves and Elia from Student Houses, but they were of no help. Javier falsely claimed that I had broken the bed (a crack hidden under the mattress, only visible when lifting it completely), when in fact it was already damaged by a previous tenant. He even sent a check-up video supposedly showing the bed before my arrival, but when pausing the video, it is clear that the bed was already broken. He also claimed that I left the oven and stove dirty, even though they were already stained when I moved in. These stains are also visible in the same check-up video he provided. I even sent screenshots of their own video highlighting in red the existing damages and stains, yet Ines and Elia replied that Javier Santos “could not see anything.” My lawyer and I requested a group call with the owner, but he refused to participate. When we asked Student Houses to call Javier Santos to send a bill detailing the deductions from my deposit, Ines and Elia told us: “We do not want to disturb him with this unimportant situation.”; “He is on vacation.”; “It is lunchtime here in Spain and we do not want to disturb him.”; “It’s your word against the owner’s.”. Ines Chaves told us that Student Houses was not the problem, but the fact that they act as intermediaries for such landlords absolutely makes them part of the problem. Student Houses helps landlords steal money from students.

We regret that your previously positive opinion and experience with Student Houses has changed so drastically due to deductions from the deposit made by the property owner (who is responsible for holding and deducting the corresponding amount based on the condition of the apartment at the end of the contract). These deductions, by the way, were justified with images, videos, and invoices that we have already sent you at the request of the landlord. Below, we are once again providing the images that show the condition of the apartment upon your departure, so that you and the readers of your review can evaluate them. The landlord decided that the new tenants did not deserve to find hair on the toilet seat, opened food in the kitchen, or dirty appliances. Nevertheless, the cleaning service charged €59.29 for the work carried out, which is a very reasonable price. Furthermore, the upholstered bed base beneath the mattress was broken when you left, not when you moved in, so it had to be replaced. Once again, €169 for the replacement base is a reasonable price, as you can verify that the cost of such an item when purchased individually is considerably higher. The landlord did not seek to replace it with an overpriced alternative. We could respond to your review at the same level with accusations, but we prefer to remain professional and neutral, maintaining our role in the rental process between landlords and tenants, acting solely as intermediaries and messengers of information for both parties. We had a very bad experience with their services. We were instructed to report any necessary flat repairs to Student Houses within the first 15 days of our contract, with the understanding that they would forward these to the landlords. We complied. However, at the end of our contract, the landlords deducted costs for some of these same repairs from our deposit. When we confronted Student Houses staff about this misunderstanding, and asked them to intervene to let the landlords know we had reported the broken things on time, they told us they don't act as intermediaries between us and the landlords and that it was our word against theirs. They basically refused to help us, leaving us to deal with the situation by ourselves. Two months before our contract ended, they began harassing us every two weeks to set a departure date, claiming they needed to organize the exit of several student houses. It turns out this information was entirely unnecessary; they already had keys to the flat and could inspect it anytime after our departure. Overall, our experience with Student Houses was extremely frustrating due to their misleading practices. We would not recommend their services.

Terrible customer service, and just when you need it most. We didn't get most of our deposit back so we contacted them to ask why. They said the landlady had found a broken sink. But the broken sink was there from the start and we reported it within 15 days of moving in, following the procedure that Student Houses had explicitly told us it would guarantee exemption from deposit deduction. When we said this, Student Houses replied that the landlady disagreed, and that they, Student Houses, couldn't (and wouldn't) do anything about it. We contacted the landlady directly and apparently there was a mix-up and she missed the email the agency had sent with our report, so she promptly refunded our deposit. But Student Houses didn't move a finger to help. On the contrary, they just kept raising the temperature saying that they would not intervene and it was all on us. Worst of all was their attitude in the WhatsApp chat that they create for every property to allegedly help the tenants. You can see for yourself how they deal with complaints when they think no one is looking. They claim to help students who don't speak Spanish but the truth is there are lots of other agencies in Segovia and they speak English. You don't need Student Houses.

Dear Andre, We take all feedback seriously, but in this case, we must correct the record. The damage in question was not reported to us within the required timeframe. Our system logs and email history confirm that all move-in procedures and instructions were properly shared with you, including the reporting process for existing damages. You did contact us, but unfortunately, the required documentation was incomplete and not escalated as you suggest. We also spoke directly with the property owner. Contrary to your statement, the owner did respond and was aware of the issue — but confirmed that the sink damage was not disclosed at the time of move-in in a way that would exempt it from deposit deductions. This is why the deduction was made. Our WhatsApp groups are meant for general coordination and support, but final decisions regarding damages and deposits are always made by the property owner. As the intermediary, we facilitated communication and shared all information received. We work with hundreds of international students every year, and we are fully transparent about our role: we support both students and landlords, but we cannot override a landlord’s decision when documentation is missing or submitted late. We regret that you’re unhappy with the outcome, but your claim that we created the problem or failed to support you is simply not accurate. — Student Houses Team

HORRIBLE EXPERIENCE!!! My son rented an apartment for a year during college. At the end of the year, the agency misappropriated half of the deposit, charging us for items damaged since the beginning of the lease and €500 for cleaning the apartment! My advice is DO NOT RENT APARTMENTS WITH THIS DISCREET AGENCY. But if you absolutely must, carefully inspect all your household items and make a list of everything you find damaged or dirty to protect yourself, or be aware that they will withhold any undue amounts from your security deposit. RUN AWAY ASAP!!

Anyone victim of this agency’s system , you’re not alone , others are considering collective legal steps. Signing a contract will not protect you from having your money stolen from you by the landlord. Their system is made so that the landlord has every right and you as a tenant can only be a victim of it. Moving in and finding the apartment was smooth that’s not an issue and I see that lots of the reviews comment about this part , but just wait until you have to beg to have your money back. No one I know has had a good experience with them. All they do is forward your messages to the landlord and say they can’t do anything, no matter what they won’t help you or protect you ! The landlords won’t send you your deposit at the required legal timing , when they do they will steal part of the money without any proper legal justification ( proof of damage is legally required in the case where money is taken ) In my case I had left the apartment as I found it and no damage was ever reported and when you tell them that you will have to take legal actions against this malpractice they say that you should not try to “threaten “ them and as the agency told me “ [ my landlords] dont mind if you report them” . One of My landlord even used his keys to enter my apartment without permission! No one cares !!! You’re alone in this ! Be careful with this scam , take the right precautions

Have an apartment with student housing. Let me just say they don’t know what they’re doing. The workers are inepts and don’t know professionalism. Anytime we have had a problem with our apartment they give excuses to not do their job of fixing their tenants complaints. Highly don’t recommend service with them.

Por otro lado, Sergio, que se encarga de acudir a los apartamentos para solucionar cualquier problema, también ha sido impecable. I've lived in an apartment managed by Student Houses Segovia for 2 years now and my experience has been really good. They are always willing to help you, you can contact them or pass by the office and they will be there to solve your needs. They have also helped me in an immediate way when issues regarding the apartment arise and they fix it in no time, without affecting the comfort of the apartment or bothering with the life in the apartment in general.

Sergio and Inés were incredibly professional and welcoming, making us feel reassured that our son was in good hands.
