Dear Martyn, It's kind of you to take the time to express your feelings and I'm sorry that you feel that your home was unprepared for photographs. As, of course, you are aware, when you mentioned this to us it was removed from sale pending the taking of further photographs once you had found time to prepare your home more appropriately. We appreciate that not everyone keeps their home in an immaculate condition whilst it is offered for sale and many vendors may not be as conscientious as yourselves in preparing for photographs or indeed for prospective purchasers. In the same vein, it may be argued that many potential purchasers appreciate the experience of seeing some reality of life rather than an unrealistic, preconceived vision provided by wide angle lenses and immaculate dressing of every nook and cranny, only to be disappointed on arrival at the property. I would not wish to suggest that this is the case for your home as I believe that, under normal circumstances, it would, most certainly, have been better presented and the photographs we would have taken at that time would have provided a different impression to the viewer. Whilst our style of writing and presentation has been seen by many, over the last 20 years or so, to be a tad idiosyncratic, we have consciously chosen NOT to be your typical estate agent with all the presuppositions that go with that stereotype and we have, through experience, learned that it is more productive to provide a vision of a property that is sufficient for a potential purchaser to wish to view, but also not so "unrealistic" that disappointment is the most likely outcome. It is generally easier for a potential purchaser to imagine themselves in a home when their first impression is that the home is better than they had envisaged from the photographs and they do not need to overcome the feeling of disappointment to reach the point where they "fall in love" with your home. You, yourself viewed property with us when you came to Spain just a short while ago and sadly on that occasion the right property for you was not on the market. I understand that you chose to buy two properties through other sources which one can only assume have not lived up to your full expectations as both have been returned to the market. We agree that being able to trust the agent who is assisting you is of paramount importance, but, clearly, it is also important to know where to place your trust and not to be "sold" a property that may not suit. Our opinion is that, as a responsible Estate Agent, we should provide a service which offers our clients all of the information and advice that we can give, such that they may make an informed decision on whether a property is right for them. A property is a substantial investment in pretty much anyone's life and not one that should be "sold" to you even if that is what you may wish for as a vendor. There are always two parties involved and the agent should simply make the buying and selling process safe and simple and ensure that both parties are able to act freely in their own interests. We have provided a service to you for which you have not been charged a single cent nor was any charge implied should we not introduce the right person for your home. This is the trust we place in all of our vendors. Based upon this trust we spend our own time and money in our endeavour to locate the right client for the right home. It is important that you also trust who will come to your home and it is with regret that I see we have not earned that trust in your case. I hope that you have managed to find an agent that lives up to your expectations and that you don't find your trust betrayed. We wish you every success in the future.
