I was looking for an apartment in Spain to rent.and I was connected to Sofia as my contactpersoon. I'm very happy for that since she was very helpful, patient and pleasant to communicate with from the start till now. She is professional, polite and will also think along with you. I did an online viewing because I moved from the Netherlands to Spain. Everything from contract to handing the keys to me went smoothly and flexible. The apartment was in order and exactly as I expected, based on the advertised pictures and online viewing. The agency has therefore given me a professional, decent and trustworthy experience which gave me the courage to take the step to move abroad. No regrets. I would definately recommend Rainbow Properties to anyone who is looking to rent in Spain 🇪🇸

Super company

Really great experience of getting our property ready for rent and our first tenant in with Rainbow. The went over and above to get everything ready in time as we were in the UK. Really helpful and supportive, even went shopping to furnish and update the property. We have used other agents before and had terrible experiences. I would totally recommend Rainbow. As an owner I really appreciate that they do shorter contracts as it allows for the property to be checked properly which can't be done on a long term contract. We had a long term contract with another agent and the place was trashed. We were told by that agent that they couldn't do checks but they were still happy to take the management fee every month. Much prefer Rainbows approach as I think it protects all parties.

Apartment was dirty when I moved in even though I had been told it had been professionally cleaned and I was charged an extra cleaning fee for this! Never got my deposit back despite numerous emails and leaving the place spotless and undamaged. Avoid.

They charge a very high rent for what they offer, and there are no improvements made to the property. There's no awning on the terrace, even though it's exposed to the sun all day, making it nearly unusable in summer. On top of that, the community sent out a notice advising all residents to install security bars due to recent squatters in the area, and the owners haven’t bothered to do anything. A complete lack of care for the comfort and safety of their tenants. Very disappointing. Located on Calle Mar Menor.

Estoy muy contenta con la colaboración con esta agencia inmobiliaria, y especialmente quiero agradecer a la agente Anna. Estuvimos buscando casa durante bastante tiempo con otros agentes, pero no llegamos a nada concreto. Solo Anna supo ayudarnos de forma rápida y muy profesional. Con Anna vimos varias casas en un solo día, lo cual fue comodísimo. Encontramos una que nos encajaba perfectamente y, para nuestra sorpresa, ese mismo día firmamos la reserva y dejamos todo el papeleo listo. Luego también gestionamos sin problema el contrato definitivo. Además, Anna se encargó en muy poco tiempo de cambiar la titularidad de los suministros de luz y agua, algo que nos quitó muchas preocupaciones. Otro detalle importante fue que en la casa había que cambiar el calentador, y como nos prometió, lo gestionó todo: encontró un buen técnico y antes de que nos mudáramos ya teníamos un calentador nuevo y grande instalado. Siempre estuvo disponible, resolvió todas mis dudas y nos echó una mano en todo. Más adelante también nos ayudó con la renovación del contrato y con otros temas del día a día, como la sustitución de la placa de gas. Siempre con atención profesional y mucho cuidado. La agencia Rainbow tiene muy buenas opciones de alquiler. Y cuando decidamos comprar nuestra casa, sin duda volveremos a contar con ellos y, por supuesto, con Anna. ¡Recomendadísima!

Did their best to help us find a rental while we were in the Mar Menor area. Special mention to Sofia who was a star. Would recommend to anyone looking for property in the area One star down only because wattsapp prior to arrival was difficult but always better in person

Sofia was very professional and accommodating and more importantly patient whilst we were viewing several long term rental properties. Sofia guides you through the process speaks good English and is an excellent communicator especially using WhatsApp. Highly recommended.

Todo muy bonito al principio y problemas al final. Me hicieron un contrato de 11 meses bajo el pretexto de "defender al propietario" algo con lo que nunca trabajo, pero accedí. Me exigieron juntear los baños y pintar toda la casa, si no, no la anunciarían. Una vez firmado el contrato y acercándose la fecha de vencimiento llegó el "cobramos otra tarifa por la renovación y gestión de la propiedad" algo inaudito, cuando SOLO hacían de intermediarios con los inquilinos, por que SORPRESA no me dieron sus datos de contacto. Si, como leeis. Durante meses les pedí que me dieran su telefono y sus documentos de identidad escaneados, así como los contratos de suministro cambiados y solo se pasaban la pelota unos a otros. Lo que sea con tal de evitar que hablase directamente con los inquilinos. Por suerte tenía su email por que ellos me enviaban todos los meses religiosamente el comprobante del banco. Mis inquilinos muy dificultosamente accedieron a renovar por otros 11 meses y tras muchas conversaciones por email, los inquilinos y yo acordamos renovar por 3 años por nuestra cuenta, ya que, según ellos "habían oido una versión diferente de la agencia". ¿Qué no les dirían para que ni ellos mismos quisieran mandarme su documentación? Si, como oís, ellos tampoco me la mandaban. Una de sus trabajadoras, Sofía, me dijo que "por la Ley de Protección de Datos" no podía darme los documentos y datos de mis inquilinos. Ver para creer, cuando tengo interés mas que legítimo al tener con ellos una relación contractual. Solo les interesa tener enganchado al propietario para sacarle el dinero todos los años, y ojo, por que a mi me pillaron al traerme inquilinos que no sabían el idioma, gracias a Dios la mujer hablaba inglés y pudimos comunicarnos. Solo les interesa la pasta, en cuanto ven que se les acaba el chollo empiezan las faltas de profesionalidad y los titubeos. Todo esto sin mencionar las veces que me dejaban en "visto" sin contestar, que eran muchas. COMO PROPIETARIOS, SIN DUDA BUSCAD OTRA AGENCIA.

Lo peor del sector. Totalmente embusteras y sin escrúpulos. Actúan de forma ilegal en todo. NO RECOMIENDO ESTA INMOBILIARIA EN ABSOLUTO.

I rented a lovely apartment through Rainbow Property, this year. The team at Rainbow were very helpful and organised everything for me. They kept in regular contact, with excellent communication throughout. They really made everything easy for me. I can't fault the service at all.

Did rental through them and girl we dealt with left, after that it went downhill, very slow to reply if they bother at all. Made recent enquiry and when i eventually got a reply it was rude and dismissive. Heading out later this year to purchase a property and it certainly will not be though this company. Would be afraid to put any trust in them.

When moving in, the property was not clean, even though deep cleaning was promised at the viewing. 11 months later I returned the house and they charged me a cleaning fee, even though the property was spotlessly clean. It's not the cleaning fee that really annoys me, it's more that I feel cheated.

Thank you Rebeca and Mayte for all your help.You both went out of your way to help me .Also your lovely staff ,that looked after me .The world is a better place ,when you have people that are kind and helpful.I wish everyone well .Thank you .🙏Vivienne

Bitte haltet euch von dieser Firma fern.Absolut unseriös und skandalös.Alles halb legal abgewickelt.Wir mussten mit Anwalt vorgehen.Auch da von Rebecca und wohl ihrer Chefin nur lügen über lügen.Schliest Verträge ab auf mit gefälschten Unterschriften.Wir mussten viele tausend Euro bezahlen trotz Anwalt.Auch keinen Fall Rainbown.Immer nett,wenn was ist wird gedroht mit der Polizei Die guten Bewertungen kommen von ihren verängstigten Urkainisch en Mitarbeiter.Der Rest sagt Finger weg. 1 STERN ist einer zuviel.Ganz miese und böse Menschen

Very untrustworthy agency, promising that after 1 year renting, we could get a long term rental contract but when it was time to renew they would only agree to 1 year again and wanted to charge 150€ to “renew” the contract even though all they did was change the dates, also during the initial time house hunting they were never on time and even came 1 hour late to an viewing appointment where owner also sat and waited for them, never answer any messages or emails, do you self a favour and find another agency there are plenty of them.

Onbetrouwbaar en het gaat alleen maar om geld.

They have their clients ask for an 11 month let, which in courts is the same as 12 months. I asked for 12 months and they could do it for an extra €100 a month, which with their fee works out to an extra €1300 a year on a €675 a month rental. Avoid them.

No estaba seguro si escribir o no, pero me he decido, creo que la gente debe saber que la política de la empresa en el tema de alquilar solamente por periodos de 11 meses y que la aprobación del propietario para la renovación o no del contrato es válida no es correcto, la Ley de Arrendamientos Urbanos (LAU) establece que los contratos de arrendamiento de vivienda deben tener la duración que pacten libremente las partes y que los contratos de alquiler de vivienda habitual se prorrogarán obligatoriamente hasta cinco años si el arrendador es persona física, esto quiere decir que llegado el vencimiento del contrato, el mismo se prorrogaría automáticamente por plazos anuales hasta alcanzar una duración mínima de cinco años, si el inquilino así lo desea. Supongo que las gestoras de esta inmobiliaria lo saben y lo que no sé yo es como se atreven a "aconsejar" a los propietarios con este tema de los 11 meses, ya que si el inquilino quiere le hace un siete al propietario, porque lo dice la Ley como anteriormente he expuesto. Suerte a todos.

Llevar cuidado, al principio muy bien. Pero luego cuando hay problemas se desentiende [20/7 20:09] Rebeca Inmobiliaria: No nos interesa el dinero. Por lo que no podemos proceder a el servicio ya que el contrato ya se caducó con nosotras.

When we finally got to talk to an agent...very good knowledge of English, and seemed to understand our particular requirements. However they seen to lose momentum, in not keeping us informed of outcome of relevant questions and appointment processing, pertaining to specified property.

El 14 de junio vendieron una propiedad mía, y a día de hoy 18 de marzo me siguen enviando el recibo de la comunidad, la tasa de basuras aun sin cambiar. Y la luz y el agua se cambiaron en el mes de octubre. He tenido q oír como me llamaba mentirosa, como me decía q debía el IBI cuando tengo todos los recibos pagados, en fin que vendimos la casa para quitar un problema y tenemos una pesadilla a día de hoy. El día de la firma está inmobiliaria se ofreció con el comprador a cambiar todo. En julio del año pasado, me llegó la reunión d la comunidad se lo dije y me dijo q lo cambiaría al día siguiente y ayer me llega el recibo d la comunidad, por lo cual no han cambiado nada.

This company charges one months rent as a ‘finders fee’ to the tenant if you apply for a rental. However she is very helpful. I just feel the costs should be clearly displayed on the website.

Helpful and pleasant

On our first appointment I was completely insulted by the owner and told that I wasn't what she was looking for to move into the property ( not in this exact context) and wouldnt let us view it. We were knocked back for viewings due to an evident personal issue (face doesnt fit the picture. Rather unproffesional. Barely deserves 1 star in my eyes

leider ist diese Immobilienunternehmen ein absoluter Reinfall. Egal wie oft man sich um Details oder einen Besichtigungstermin eines Objektes bemüht, es geschieht nichts. Zusagen, die dann nach Tagen erfolglosen Wartens doch erfolgen werden nicht eingehalten. Ich kann nur jeden Verkäufer / Vermieter vor dieser Firma warnen. Vermarkten sie selbst oder bedienen sie sich einer anderen Immobilienagentur.

Dar la enhorabuena a Mayte por ser muy hábil en redactar los contratos de arras de forma que cause equivocación en perjuicio de unos clientes y a favor de otros en la misma operación... Aprovechando la distancia de 500km para la poca o nula información. Buena profesional pero cuidado!!! Léase hasta la última coma y compruebe leyes y artículos de todo lo que firma respecto a la operación y no confie en lo que es lo normal en una compra-venta.
