We recently had the pleasure of Pavel showing us around some properties in the Yecla area. He was an exceptional estate agent who had an abundance of knowledge on the properties and surrounding areas. After travelling from the UK Pavel made the journey worth while. He went above and beyond to answer any of our questions, he was very resourceful and nothing was too much for him even adding some extra viewings on to his day. We were very like minded people and his personal knowledge of off grid living was second to none. He was willing to guide us through any additional work and legal matters relating to the property. We had several viewings from Barcelona to Malaga and he was by fair the best agent we met. We would highly recommend.

Shiraz is an extremely pleasant person to work with and he really is very helpful and knowledgeable. He demonstrates uncompromising integrity and an ability to find solutions to problems as they arise. In my case i thought i knew what i wanted and i was adamant that i was going for a particular property. But Shiraz was ahead of the game and he managed to change my opinion on which property to go for. At the time i was angry and upset . However Shiraz found a way forward with clear plain logic that changed my mind completely. He understood the dynamics of my family and applying his magic touch he made me see the light. Looking back now i can see what a disaster it would have been for my family and i if i hadn't of taken Shiraz's advise and now the future looks totally different and it it this talent and foresight that differentiates Shiraz from any other person i have dealt with. And having myself worked at multiple levels in different organisations I can wholeheartedly say that he is the best! And i forgot to mention that the property he and his colleague Pavel) found me is perfect for my family and i. No for sure! Ons werd verteld door Antonia (of is het Leonie?) dat er geen lekkage is. Deze vraag stelde mijn partner (moest van mij!) vanwege de schimmel in de hal. Het antwoord was: “Nee. De grot moet alleen goed gelucht worden”. Het dak zit VOL MET SCHEUREN EN GATEN!! Het hele dak moet opnieuw dicht gesmeerd worden. In wel 3 kamers en de hal zit er vocht in de muren. Er groeiden zelfs planten tussen de muren!! Dan was er ook nog lekkage in de woonkamer! Maar nee hoor, Antonia had er geen actieve herinnering aan. Shiraz is nog bij ons langs geweest om het een en ander te checken. Wij vroegen om een dakdekker, want wat kan Shiraz verder doen? Hij zei Oké. En verder hebben we nooit meer wat van hem gehoord. Het huis kochten wij met zwembad. Het zwembad zou naar behoren werken. Helaas. Scheuren in het zwembad. Verzakkingen! Het zwembad kunnen wij niet gebruiken. Hoeveel leugens nog? Antonia die 2 namen gebruikt. Leugens over het dak(lekkages), leugens over het zwembad. - Antonia vertelde ons dat shiraz geen huizen verkoopt waarvan de certificaten niet in orde zijn. Zal ik je wat vertellen? De certificaten waren niet in orde! Waardoor de afspraak bij de notaris, iedere keer verzet moest worden. Dit bedrijf is ZEKER NIET aan te raden!!

Antonia accompanied me on the viewing of the property I was later to offer on and am in the process of buying, in Murcia province, Spain. The helpful, friendly and informative approach she adopts began way before the viewing. She went the extra mile to take additional photography/ videography as i am UK based and was open and honest about some of the features of the property that may not suit all; a true professional! Antonia is also one of the nicest, kindest and most genuine people I have met and, in many senses, her character had a big influence on me choosing the property I did. When I decided to offer, this was handled swiftly and efficiently by Shiraz and very quickly we had agreed on a price that was fair to both the seller and myself. The buying process with them has been a dream. Shiraz has kept a n eye on the ball and intervened at appropriate moments to keep the process moving. I hope I don't speak too soon but all smooth sailing helped by recommendations that the team were able to make. I would wholeheartedly advocated Stratus International!

My husband and I first met Shiraz from Stratus International in February 2023 after reaching out to him in regard to buying a plot of land and building our own villa. In October 2022 my husband was made redundant, and we decided it was time for a complete lifestyle change. Spain seemed like an obvious choice for us as we had visited by brother in Marbella many times and we fell in love with the country, the Spanish people, the food, the culture, the weather of course! We didn’t feel as though Andalucía was quite right for us so we went and spent a few days in Pinoso with Shiraz. Right from the beginning Shiraz was amazing. He listened carefully to what we thought we wanted and offered other options and valuable advice. After looking at many plots, we found one that we thought was perfect for us to build our house. We returned to the UK and set the wheels in motion to secure the plot and putting our house on the market. Unfortunately, our house took a long time to sell and for a while it didn’t look like we were going to fulfil our dream. During that time Shiraz kept in communication with us and once again offered support and advice. Eventually after our house sold, we came back to spend some time with Shiraz this time to look at houses rather than just plots. We eventually found a fab house we thought we would be happy to live in and went back to the UK at start the buying process. Thanks to Shiraz’s perseverance and dedication we are now living in Pinoso and loving every minute. He has a genuine interest in helping his clients and even when the house sale process is complete, he still continues to provide support, advice and guidance. My husband and I can’t express our gratitude enough and cannot fault his commitment to his clients. Stratus International Properties heeft ons huis verkocht. Wij zijn hierover zeer tevreden. Na 8 jaar gewoond te hebben in onze Finca weten wij hoe lastig het soms kan zijn in Spanje Shiraz heeft alles goed begeleid en alles tot een goede overdracht gebracht. Soms was het iets lastig in de communicatie maar dat krijg je bij een goede makelaar, die heeft het druk.

Wir suchten 1 Jahr lang unsere Finca.Nun haben wir sie dank Stratus gefunden. Wir haben bei der Suche bestimmt 15 Makler kennengelernt, aber keiner kann nur annähernd Team Stratus mit Suzi und Shiraz das Wasser reichen. Das sind vollprofis die ihr Handwerk und die Kunden verstehen. Sie wissen sofort was der Kunde sucht und sie sind beide sehr sehr angagiert. Sie haben sich wirklich um alles gekümmert, und nicht nur einfach ein Haus verkauft. Selbst bei Ummeldungen und Handwerkern. Wir waren jetzt im Juli dort zur Unterschrift beim Notar. Da haben wir dann gleich einen Termin mit Suzi und Shiraz gemacht weil wir bis Oktober, wo wir dann wieder kommen noch einige Veränderungen vornehmen lassen wollten.Die beiden haben einen sehr kompetenten Handwerker mit gebracht der sich alles anschaute. Nun werden die Sachen erledigt. Wir können Stratus Imobilien mit sehr guten Gewissen weiter empfehlen. Auch sprachlich ist alles in Spanisch, Englisch, oder Deutsch möglich. Wenn keine passenden Imobilien im eigenen Portfolio ist suchen Sie trotzdem weiter und arbeiten hier auch mit anderen Maklern zusammen. Ein Dream Team. Na een bijna een jaar durende zoektocht, waarbij we via verschillende (soms twijfelachtige) makelaars talloze huizen hebben bekeken, hebben we dankzij Stratus International eindelijk het perfecte huis gevonden. Het hele koopproces, van overeenkomst tot notaris, werd professioneel begeleid, zowel voor ons als voor de verkoper. En hoewel onze advocaat elk detail minutieus controleerde, kon hij niets vinden dat niet in orde was. Het papierwerk was dus prima op orde. En als je na de sleuteloverdracht nog ergens tegenaan loopt, geen probleem ook dan staan ze voor je klaar. We zijn ze dan ook zeer dankbaar voor het verwezenlijken van onze droom.

I was in contact with real estate agents before, but I never had such a good experience. Suzy contacted us since we are Germans and could speak in our language with her. She and Shiraz organized a nice tour of several houses in half a day to provide us with a great overview on what is on the market. They were very competent in answering all our questions (and Germans tend to ask a lot of questions.....) and were able to offer a very good selection of houses, since they had listened carefully to what we were looking for. So we found our house, quickly. After the search, the service improved even further: Sara took very good ownership of all steps of the buying process, interacted with all parties including our lawyers, kept track on all steps and due dates and sent reminders to everybody until the steps were completed, in time. A complete set of all necessary documents was pro-actively provided and the total process went very smoothly. Finally, Shiraz and Suzy joint us for the final visit to the house with the owners, and we received a very details description of the whole house and were shown how to handle everything before we finally closed the deal at the notary. We found and easily bought our dream house and perfectly know how to handle it and most this goes back to the great support of Shiraz, Sara and Suzy (and to the great support of the owners).

Hi Daniel, partner of eletsky sergey who left a similar review 10 weeks ago! Please see reply below that I sent to him. I note you have left debts unpaid to trades! "Wow! It is amazing the more you do for people the less appreciative they become. Thank for the review Sergey. Just want to summarise what we have one for you: 1) We helped you find the property that you fell in love with 2) We helped negotiate for you to store your furniture in the property so you did not have to incur storage costs 3) We not only gave access to the property at 8pm (several hours later than was booked with us and well out of office hours) but we also arranged for labourers to be there to help unload. I even ended up helping them to unload so as to speed things up as the furniture delivery guy turned up several hours late! Something to date I have not charged you for. 4) We arranged for an alarm to be fitted so your furniture was safe (almost 4 hours of my time standing and waiting for the alarm company to finish – again something to date I have not charged you for). All done in my name and at my cost as you were not available to sign the contract. This install fee I still have not been reimbursed for. 5) Setup and insurance policy for you too – again to make sure personal items were insured and protected. 6) Gave you access a second time with your next load of furniture and again ended up helping you unload rather than stand around and watch (not my job and again have not charged you for my time). 7) Whilst we were waiting for documentation you wanted access to the property – again we helped negotiate that for you and got you access to be living in the property before completion 8) You found issues with the property (water leak and a couple of electrical problems) – we organised electrician and plumber to sort and also agreed that the seller should cover repair costs. 9) I also helped you with your insurance claim – organising visits, trades and submitting written and photographic evidence (again not my job – but we try to help for what little thanks we get) 10) We have been regularly chasing the town hall for documentation (not our job but that of the lawyers) 11) Smoothing things over with the seller given you did not wish to sign an extension contract because of the delays from the town hall – in essence keeping the deal alive… Yes the paperwork from the town hall has been delayed. But that is not something we can control. Both your lawyer and the sellers lawyer have been working on these issues in an attempt to obtain the necessary paperwork from the town hall. I repeat this is not something we can divine or control. Also remember part of the initial delays were also due to your mortgage application. We are now at a point where by you have requested a significant discount from the seller for the delays and outstanding paperwork. In addition now you do not wish to pay the agreed rent for the period that you have been in the property (6 plus months) – rent that is agreed and documented in a contract that you signed. Yet again we are in the middle here trying to help broker a deal and find a solution that works for both parties.... I know there two parts to every story… but I am hurt and disappointed by modern age keyboard warriors who find it easy to give one star ratings, often to the people who have been there and helped them the most along the way, knowing there is no come back on them. We work hard to help our clients and have done so successfully for over 17 years. 99% of our ratings are Five Stars – you have no idea the impact your flippant one star rating has… People’s livelihoods are at stake and the situation you find yourself in is in no way of our doing or responsibility. A big thank you to Shiraz and his team for the help of our purchase in spain. We had a few issue's with the seller's inheritance paperwork which took longer than expected, not the fault of stratus international I must say. Shiraz is a very busy man but helped us sort out bedroom furniture on the day we arrived to enable us to stay at our property that night and continues to help with builders etc.. Very unsatisfied! We bought property though Stratus Int. and received a property full of garbage and very dirty. It took us 5 days to remove all the stuff that the previous owners left. We have to contract a container to remove the garbage from the property, because it was more than 2000 kg! Stratus never gave us back any compensation for that even when we complaint about it. Moreover, the place has a lot of defects (wet walls, broken pipes, closed WCs, etc). We already spent more than 2 thousand euros in fixing things... Muy insatisfecho con el servicio! Hemos comprado una propiedad a través de Stratus y nos han entregado la casa llena de desperdicios y muy sucia. Nos tomó 5 días remover todas las cosas que los dueños anteriores habían dejado. Stratus nunca nos pagó ninguna compensación por eso a pesar de nuestro reclamo. Además, la casa tiene muchos defectos (humedad en las paredes, cañerías averiadas, baños clausurados, etc.). Ya hemos gastado más de dos mil euros en arreglar cosas...

Hi Fernando, Thankyou for your feedback though your feedback does not reflect the service that we provided... we went to great lengths to help you find your new home and you very excited at the prospect as it was just what you were looking for. I would like to address your points one at a time: In terms of the furniture and items left in the property you had a handover with the seller where by you stayed with them at the property for several days to understand how everything worked. You raised the fact that you were not happy with items taken and left but you agreed directly with the seller a reduction for the price of the furniture as a result. Your main concern was the items left in the garage which the seller left as tools and maintenance items which he felt you may need for the property. I know to you they felt like rubbish and as a result we agreed with the seller to either have cleared out for you or to provide a skip which would allow you to remove things at your leisure just in case there were items that you wanted. You agreed the latter was the better option for you as it would allow you to throw your own rubbish away too post moving with your furniture. We agreed with the seller that he would pay for the cost of the skip. That is still the case you just need to send me the invoice for the skip and your bank account details we will gladly chase this up for you. You have my direct mobile number to call me or text me the details and i will make that you are paid in line with the agreement. In terms of flaking paint on the walls you noticed this before buying and we explained that old properties such as yours do not have a damp proof course and as result you can get these issues which in most cases it is rising minerals that come through and cause flaking plaster and paint - we even discussed several options to resolve the problem. In terms of broken pipes etc. I am sorry but I cannot comment on those as we were not aware of any such issues. I am sorry to hear that your move has not been as you would have expected... maybe it would have been better for you to buy the house unfurnished that way you would have had a blank canvass to work with. We are here to help in any way we can to make the buying process smooth and hassle free for our clients and if required to intervene to resolve any issues which you may have - in your case we helped you find your dream home, we helped and guided you through the entire buying process, providing contacts to help every step of the way, negotiated a house full of furniture for an incredible price and then you further reduced that with the seller during the handover, we also negotiated for the seller to clear the house or provide a skip for you. I believe we have been here for you every step of the way and have done everything within our power and means to help and support you. As a result I feel your rating is very unfair and unjust. As you can imagine these ratings can impact our business and I would like to think that in light of the above you will reconsider your rating. Regardless of what you decide, please remember to send me the bill for the skip and your account details and I will make sure your are reimbursed for the cost of the skip as per the agreement made between you and the seller. I thought that having/buying a house in Spain it's impossible for me... But after months of determination i finally got one last year. Brilliant service from start to finish. From the moment we walked in to Stratus looking for a property to buy in the area all the team couldn't have been more helpful. They listened to what we wanted (or thought we wanted!), were knowledgable on all the properties, engaged in discussion and were honest, we never felt pressurised. Andrew took care of us during the viewings and was professional whilst still being approachable and friendly. Their communication throughout the whole process was excellent even after the sale had been agreed, Liz kept in touch and was always quick to respond to emails even when it wasn't necessarily their responsibility I was querying, Liz was always helpful and went out of her way to help. Shiraz was on hand during the signing at the notary to ensure all went smoothly. All in all whether a buyer or a seller you are in good hands with Stratus and would thoroughly recommend them.
